Sales, Estates, Divorces and Purchases
Our main job is selling houses: setting the price, assembling disclosures, marketing the property and keeping escrow on its deadlines. Inherited and probate houses follow the court's pace and the estate's papers, so we coordinate closely with the attorney or personal representative. Divorce home sales need two signatures on nearly everything, and we keep both sides informed. After closing, our home buying help covers the purchase that comes next.

Home Selling
Open-market sales priced from real comparable sales, with careful California disclosures and organized records of any past damage or claim-paid repairs.

Inherited & Probate Houses
Help selling an inherited or probate house, from confirming who can sign and checking the policy's coverage to court steps, condition records and closing.

Divorce Home Sales
Selling a jointly owned house during a divorce, with both spouses kept equally informed and every step written down for the attorneys.

Home Buying Help
We guide buyers through offers, disclosures, inspections and the coverage checks that now decide many California escrows.
How We Keep a Sale on Track
Deals rarely collapse over price. They stall on a missing form, an unclear title or a repair nobody documented, and that is where we spend our attention.
- 01
A decade of escrows behind us
Our work as a real estate agent began in 2015, and we earned our broker license in 2021. Those years cover hot markets, slow ones and plenty of escrows that nearly failed over a small detail.
- 02
An easy way out before contract
Our agreement lets you cancel easily at any point before the sale goes under contract. If the estate stalls, a spouse disagrees or you change your mind, you are not tied to us.
- 03
Damage records explained, not promised
If a roof leak or a burst supply line led to an insurance claim, we help you collect dated photos, repair invoices and the adjuster's letters. We explain what a buyer's inspector will notice and what the disclosure forms ask. We are not your adjuster, and we never predict what a carrier will pay.
- 04
Careful disclosure answers
California asks sellers for a lot in writing. We go through each form line by line and flag the spots where old water stains, unpermitted work or past repairs need an accurate, specific answer.
- 05
Meetings that fit your situation
Sit down with us in our office, or join a phone call or video meeting instead. Heirs out of state and spouses who prefer separate conversations can each take part without traveling or sharing a room.
Communities We Serve
Our clients own property in Tracy, Mountain House, Lathrop, Manteca, French Camp and Ripon. We also help sellers and buyers in Livermore, Discovery Bay, Country Club and Kennedy.

Because meetings and most signatures can be handled by phone or video, co-owners and heirs who live far away can stay involved without making the drive.

What Changes the Amount You Keep
The sale price is only the starting number. Several charges come out of escrow, and a few of them can be reduced if you plan ahead. We go over each one before you sign.
We put together a written net sheet that lists each cost on its own line. As payoff demands and escrow figures come in, we update it so you see real numbers.
- Our commission terms
- The commission is written into our agreement before work begins. We show how it is figured and at what point it is paid.
- Loan payoffs and recorded liens
- The mortgage, any equity line and recorded liens are paid off through escrow. Each lender's payoff demand gives the true amount, which often runs higher than the monthly statement because of interest and fees.
- Unrepaired damage and open losses
- A loss that was never repaired, or a file still open with the carrier, can lower offers and slow the buyer's own coverage approval. Whether funds were paid, and whether your lender is named on the check, shapes how we plan the sale.
- Closing charges
- The escrow company's fee, the title policy and the county's documentary transfer tax are paid at closing. The purchase contract decides which side covers each item, and that split is often open to negotiation.
- Court steps and carrying time
- A probate sale may need a confirmation hearing, and a divorce sale may need a court order or written approval from both spouses. Every extra week adds property taxes, utilities and upkeep.

About Real Estate Agent Tracy
We are a small Tracy brokerage that takes on sales with complications: estates in probate, couples dividing property in a divorce and sellers who have been through a claim on the house. Many local houses have concrete tile roofs and stucco walls that last, but failed flashing and leaking plumbing still cause losses, and that history travels with the property into escrow.
Most of what we do happens in conversation and on paper. We explain what each form means, why a buyer's lender will ask about it, and what you can do now to keep the schedule intact. When a question is outside our role, such as how a carrier will rule, we tell you plainly and point you to the right person.

Questions Sellers Ask Us
Can I sell while an insurance claim is still open?
Usually, yes. We help you pull together the file number, adjuster notes, photos and any payments received, and we explain what needs to appear on the disclosures. Who keeps unpaid funds after the sale is something to settle with your carrier, and a lawyer if needed, before closing. We will not guess what the insurer pays.
Do I have to fix everything before selling?
No. Some repairs return more than they cost and others do not. We weigh the condition, recent nearby sales and what inspectors typically flag, then tell you which repairs make sense and which items are better simply disclosed.
How does selling a probate house work?
The personal representative appointed by the court signs on behalf of the estate. Depending on the authority granted, the sale may need court confirmation, which can mean a hearing where other buyers are allowed to bid. We line up our timing with the estate's attorney so the documents are ready when the court is.
We are divorcing. Do both of us need to agree to sell?
When both spouses hold title, both normally sign, and a court order or settlement can change who signs or how. We follow those instructions closely. If separate updates make things easier, we brief each spouse on their own.
Can I cancel our agreement if my plans change?
Yes. Our agreement includes easy-exit cancellation at any point before the sale goes under contract. Once you sign a purchase contract with a buyer, the terms of that contract take over.
Do I need to come to your office?
Not unless you want to. Plenty of clients handle the whole sale through phone calls and video meetings, and most documents can be signed electronically. A few closing papers need a notary, and the escrow company can arrange one.
Can you help me buy after I sell?
Yes. Our home buying help covers the search, writing offers, reading inspection reports and timing both closings so you are not caught between houses.
From First Call to Closing
Most sales move through the same five stages. Probate and divorce sales add a hearing or an extra round of signatures.
- 1
Start with a conversation
By phone, on video or in our office, you tell us about the property, whose names are on the deed and what you need out of the sale. We also ask about recent repairs and any past damage.
- 2
Gather the paper trail
We pull the deed, loan statements, permit history and any claim paperwork. Photos, invoices and adjuster letters go into one organized file so the disclosures match the records.
- 3
Set the price and plan repairs
We compare recent nearby sales against the condition of the property, then recommend a price and give you a written net sheet. You choose which repairs, if any, are worth paying for before going to market.
- 4
Review offers and manage escrow
We go through each offer term by term, including contingencies, inspection periods and the buyer's loan timeline. After you accept, we watch every deadline until escrow is ready to close.
- 5
Close
You sign the final documents, escrow pays off the loans and liens, and what remains goes to you or to the estate.

Talk Through the Sale Before Anything Is Signed
Tell us about the property, whose names are on title and any damage or repair history. We will lay out the steps and the costs that apply to your situation.
