Every conversation with us starts on a call. We go over the property, the timeline you are working with and the paperwork behind the sale or purchase, and you finish the call knowing the next step and who takes it.

How a First Call Runs

We start with the property itself: the address, how title is held, and whether a mortgage, lien or open insurance claim is attached to it. Those details decide what comes first. An inherited house in probate moves on the court's process, and a divorce sale often depends on how the judgment or agreement splits the proceeds. Buyers get the same treatment, starting with budget, financing status and the areas you are weighing.

When one call is not enough, we set a follow-up by phone or video, or a meeting at our office. We work with sellers and buyers in Tracy, Mountain House, Lathrop, Manteca and the surrounding area. If an insurance claim is open on the property, we explain how it can affect a sale and which records help, but the adjuster still decides the claim.

What to Have Ready Before You Call

  1. The property address and how title is held, such as one or two names, a trust, or a deceased owner's estate.
  2. Any loan statement, lien notice or HOA account you know about, so we can see what has to be paid off at closing.
  3. For a probate or divorce sale, the case number and the name of the attorney or executor, if there is one.
  4. If an insurance claim is open, the claim number, dated photos of the damage and any letters from the adjuster.
