Our Service Area: Tracy and Neighboring Towns
We meet clients at our office, but most of the sales and purchases we handle move forward by phone and video. An heir living out of state, or a seller juggling work and family, can keep a deal on track without driving in for every signature.

Towns We Work In
Our core area is Tracy, Mountain House, Lathrop and Manteca. We also take on sales in French Camp, Ripon, Kennedy and Country Club, and we work across the county line in Livermore and Discovery Bay when a client's property or plans land there. The services are the same in each town: home selling, inherited and probate houses, divorce home sales and home buying help.
What changes from town to town is the paperwork, not the way we work. Livermore sits in Alameda County and Discovery Bay in Contra Costa County, while the other towns fall in San Joaquin County. The county decides which recorder holds the deed, which assessor sets the tax bill and, for an estate sale, which superior court oversees probate. We sort that out on the first call so nothing gets filed in the wrong place.
What Shapes a Sale Around Tracy
- 01
Probate and title
When an owner dies without a trust, the sale usually needs authority from the probate court in the county where they lived. Under California's Independent Administration of Estates Act, many executors can sell using a Notice of Proposed Action instead of a court confirmation hearing, which can save weeks. We explain which route the letters allow before anyone sets a price.
- 02
Permits and disclosures
Before closing, a California seller fills out two state forms: the Transfer Disclosure Statement, which covers known defects, and the Natural Hazard Disclosure, which covers flood, fire and seismic zones. Buyers frequently request permit records from the city or county building department as well. A garage conversion or patio cover built without a permit can surface late and stall escrow. We look at the available records early, so a gap shows up while there is still time to address it.
- 03
Summer heat and timing
Valley summers run hot, with long stretches over 100 degrees in July and August. That heat wears on air conditioning units and roof coverings, and inspection reports often flag both. Spring usually brings more buyer activity, but a well-prepared sale can close in any month, so we set the timeline around your situation.
- 04
Insurance questions before a sale
If a property has an open claim from a roof leak or a burst supply line, both the claim and the repair status affect what gets disclosed. We help you gather photos, the adjuster's paperwork and repair invoices so the file reads clearly to a buyer. We do not act as your adjuster or predict a payout; we explain how the claim fits into the sale.
- 05
Commute-driven buyers
Many buyers looking at Tracy, Mountain House and Lathrop work in the Bay Area and drive Interstate 580 over the Altamont Pass. That commute shapes their questions, from garage space to EV charging, and we describe a property with those questions in mind.
